A 20/80 plan means 20% across construction and 80% due on handover, which is about as buyer-friendly as Dubai instalment structures get: your cash stays with you until the building is finished.
The catch is the second number. Completion is registered with the DLD for 30 September 2027, our feed shows Q2 2027 — a quarter earlier — and the register recorded the tower 1.59% complete in September 2026, against a construction start of 31 December 2025. So the 80% falls due at a moment whose timing is genuinely uncertain, and you should have that money available earlier than the schedule implies, or a mortgage approval that can move with it.
Ask for the dated instalment schedule, ask what the sale and purchase agreement says about delay, and re-check the completion percentage on the DLD service before the balance falls due.

Named appliance brands are one of the few specification claims you can actually hold a developer to, so get the Teka fit-out written into the contract annexe rather than accepting it from a brochure.
Dubai Sports City, in Al Hebiah Fourth — a self-contained community built around sports academies and the cricket stadium, on the Dubailand side of the city. It is an established mid-market rental district with existing infrastructure rather than a launch-phase area, which shortens the gap between handover and a tenant. We do not publish drive times we have not measured; ask and we will send current routing.
Investors who want the cash-flow advantage of a 20/80 plan and a low entry ticket: a 434 sq ft studio at AED 811,222 is one of the cheaper ways into a new-build tower in an established community. The 98 two-bedroom homes are the largest slice of the building, which is unusual for this price bracket and gives it a slightly more residential profile than a pure studio block.
Note the price ladder: the studio is about AED 1,870 per sq ft and the two-bedroom about AED 1,520, so the two-bedroom is materially better value per foot. It suits a buyer who needs certainty on a handover date less well.
Get the 20/80 schedule with dates, and plan for the 80% arriving later than advertised.
Ask which completion date the sale and purchase agreement commits to — the register says September 2027, the feed says Q2.
Ask what compensation applies if handover is delayed.
Get the Teka appliance specification as a contract annexe.
Ask for the escrow account for project 4124 and pay only into it.
Re-check the DLD completion percentage before the balance falls due.
Ask for the service charge estimate for a building with a rooftop terrace and cinema.
